The Right attitude

1. Be fair
Realizing that any agent working for me is going to take a piece for the commission, I wanted my real estate agent to work like a salve, l like I am the most important person in the world. Well, if that is your attitude, you may only end up with scammers.

Real estate agent has lives outside of their work. IF your attitude is to abuse Real Estate Agents, than you will not attract te high quality ones. Your attitude should be one that is fair and understand the epxectations of a real estate agents. If you don't know what to expect from a real estate agent, then read on and my other articles will guide you.

2. Your Real Estate Agent is not on your side - Approach with caution
Real estate agents get paid when the transation occurs. They don't get paid by giving you information or valuable advice that may discourage you from buying a house. They get paid more, when you spend more. That is a how an agent makes money, not much difference than a salesperson working at futureshop. Would you trust your futureshop salesperson to give you valuable information???

3. Make purchasing a home a science before you make it an art.
Purchasing a house is a very common idea. There are books are you can read to determine whether the house you purchase is a good investment. You can EASILY get statistical reports about the target house and whether it is worth buying.

Don't follow your gut instinct. Don't follow your emotions. It could be coloured by your real estate agent who wants the commission. Don't listen to your agent when he tells you he knows best and such reports don't matter.

Fact is, your agent should be the one to provide you the statistical reports. If for whatever reason your agent claims these statistical information is useless or non-existent, then you should fire him. These statistical information that reveal the history of the house, the history of other similar houses are extremely important in purchasing a house. You should not even have to ask your agent to give you this kind of information. He should provide it because he is on your side....unless if he is not.

4. Get as much information until you feel comfortable enough to proceed.
When I first started to saving to buy my first house, my plan was to wait until I saved enough money to make a down payment before I get a Real Estate Agent.

Don't do what I did. The moment you decide to buy a house should be the moment you get as much information as posible. You should be researching houses you can buy, real estate agents, and location. Make sure you know the dangers and scams that you can run into.

Sometimes, the real estate agent may ask whether you have been approved for the mortgage. You can drop by open houses, look into prebuilt homes and attend seminars.

Most importantly, get free advise from those who have already purchase a house. Free advise from trustworthy referrals are the most reliable. Don't rush, as this big purchase could determine your financial future.

5. Deciding to purchase a house is hard work. Not meant to be plain, simple and most importantly, it is not meant to be blindly done.
If you find yourself making decisions by just looking at the house, if you don't find yourself exhausted before the purchase, if you don't find yourself analyzing in detail about the purchase then you are not working hard enough.

There is a type of hard work that you are looking for. It is not the hard work of travelling to every single house. You shouldn't be spending your time travelling to houses. That is just another real estate gimmick. You should be spending most of yout time analyzing the houses you want to buy. This analyzes is what your real estate agent what wants to prevent you from doing. Make sure you find an agent that supports and is patient enough to assist you in your analysis.
