Agent trick 3 - Rushing
Purpose
Time is money. Clients is just a number. The faster these Real Estate Agents can
make the sale, the easier it is for the sale to follow through.
Decisions that can be made quickly leave little time for you, the buyer, to
analyze the value of the decisions. Thus, it leaves little room for change and
allows the agent to quickly make a sale. However, doing so will only hurt you,
the buyer because you did not have enough time to really think things through
and analyze whether the investment is of value.
Thus an agent that rushes you only have their own best interest at heart and
does not care about whether the property is of value. Once again, if you find an
agent rushing you, "Fire him".
Technique 1 -Inject fear into
their clients that someone else may buy it
Once you become interested in a house, the agent is one step closer to
collecting the commission. In order to excelerate the process, he will wont to
know what motivates you and moves you in the direction that he wants. Make sure
you approach interested houses with even more caution than uninterested houses.
If your agent attempts to tell you is such a good deal, someone else may take
it, simply don't buy the house. Competing to purchase a house only results in
buying more expensive homes. It is simply not a good investment.
Technique
2 - Exhausting you by travelling
The more work you do, the more exhausted you become. Once you become exhausted
and tired of researching, you will skip important steps and starts to accept
less than desires purchases. Remember you don't purchase houses everyday. Spend
the time to make it a good purchase. Minimize your effort, so you don't drain
yourself and simply select the next available house.
Listen what your real estate agent is asking you to do and validate with others
whether the work really necessary.
Technique 3 - Telling you stories about terrible incidences for
those who wait
Psychologically speaking, people are affected more by stories than by
statistics. Eventhough statistics provide a better indicator of probability.
This means if agent wants you to make decision, he may tell you terrible stories
about those who wait.
But the truth is stories, don't say much. They are one time incidences where you
do not know the likelihood of these incidences happening again. What you should
be looking for are statistics. What normally happens and how frequently it
happens. Your agent may be reluctant to provide you statistics, but he has them! If you discover
his reluctancy, fire him!
