Bad house, good house trick
As common as bad cop, good cop, houses only appear attractive if you had viewed
an ugly house previously. So some real estate agents, will first bring you to ugly homes
and then, later show you his target home for you to buy.
If you suddenly find there exist only one good house, would you be more interested
in buying it fast? That's also a trick. You should have a wide selection of
interested houses so if one falls through, you can always look at others. This
wide selection of interested houses should be at fair market value.
Complimenting houses
Som agents may tell you, he only bring you to the best
bargain houses. So all his
houses are spectacular. He may attempt to scare you by claiming others will buy
it, if you don't and tell you stories about it.
Don't fall for these traps. Houses need to be looked at objectively. If the
house looks nice, then great, but how did it look on paper where you see the
history and comparable houses.
Telling you its a hot market
It does not matter if it is a hot market or a cold market. The buyer is always
the customer and the one who holds the gold. Money is more valuable than any
other asset because everyone wants it.
If it is indeed a hot market, simply don't buy. You don't want to be competing
for overpriced houses.
Telling you the house value will go up
Yes, it is true that houses generally go up, but so does property tax,
maintenance and utility bills. Comparing the cost to maintain a house,
there really is no rush to buy one immediately.
Escalating houses that you are interested in.
He may say, "You made a great choice" or "Yes, this house is great deal."
Then to get you to commit, he'll ask you, "Do really want it?"
Be very careful when showing interest in a house. Once the con-artist real
estate agent sees interest, he will make every attempt to escalate your interest
so that you will want it more.
If the real estate agent escalates your interest, you should wonder whether he
really cares to get you a house you want or just the commission.
In either case, when you realize your agent is only trying to sell you any house
rather than helping you find one that is of value, you should fire him.
