Agent trick 1 - travelling to see potential houses
This is a very common misconception. Buyers think the procedure is to first
search for houses provided by mls or the agent and then select a few houses to
visit.
But this is actually a trick.
When mls or your agent provided you the the details of the houses, thye leave
out a lot important information!
The whole idea is to make you travel as frequently as possible so that you get
tired of travelling and select from the houses available. Most poeple fall for this trick!
Possibly you already have.
What you should really be doing before you travel to see these houses is that
these agents should provide a comparable analysis. What agents have are detailed
information about the houses history and the similar houses that has been sold
near by.
Knowing this kind of information will remove a lot of unwanted houses and save
you plenty of time from all the travelling, but agents don't want to save you
time because it won't exhaust you. In fact, agents have to do some work in order
to provide this kind of information. Thus, causing them to waste their time.
Now, if your agent does not provide you this kind of important information in
the early stages of meeting you, don't jump to conclusions that he is a scammer
too quickly. Agents also have a level of concern when spending on this time on
you. The concern is obviously, will he get the commission. It is only fair to
the agent that if he spends his time on you, he should get the commission and
that is fair. You need to somehow relieve his concern and afterwards, if he
still doesn't provide you with the vital data, then you should fire him.
